We love your furry companions and welcome up to two per apartment home. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Does the community have gated access? How do you enter the gate as a resident? How do guests enter the gate?
Our community offers gated access. Each resident receives a code or fob to enter the gate. Guests may enter the community through the ground-level entrance near the guest parking zone.
Is there a parking garage available at Modera LoSo in NC?
We have a controlled-access parking garage at Modera LoSo.
Are there guest parking spots available at the Charlotte homes?
We do not offer reserved guest spots at the community.
How do I submit regular and after-hours maintenance requests at Modera LoSo?
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
How do residents receive packages at Modera LoSo?
We have package lockers available to residents 24/7. You will receive an email and text message when a package is delivered to the lockers. Residents can also receive deliveries from certain carriers via the entry callbox system.
Is there an elevator available?
Yes, we have multiple elevators located throughout the community and a dedicated freight elevator for your convenience.

Our apartment homes offer a private balcony or rooftop terraces in select homes.
Are the apartment homes at Modera LoSo wired for Wi-Fi? Is Wi-Fi included with my rent payment?
Our community offers complimentary Wi-Fi in all common areas. Our homes are pre-wired, and no additional equipment is needed. In-home Wi-Fi is available for $60 per month.
Do the homes in NC have keyless entry? Do they have smart features?
At Modera LoSo, our apartment homes feature smart home technology with a key fob front entry system, USB ports, and a programmable thermostat.
Is there a community pool at Modera LoSo? What are the hours of operation? What time of the year is the pool open?
At Modera LoSo, we have a pool that is open from dawn to dusk, April - September.
Is there a fitness center? What are the hours of operation?
Modera LoSo offers a 24-hour community fitness center and yoga room.

The clubhouse is open from 8AM to 10PM for residents and their guests to enjoy.

Are utilities included in the rent payment?
Utilities such as water, sewer, trash, electricity, and gas are not included in the rent payment at Modera LoSo.
Is renter's insurance required for the Modera LoSo apartments?
At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.
How do I apply to rent one of the studio, 1-, 2-, and 3-bedroom homes with den layouts apartment homes?
How much is the deposit at Modera LoSo? What additional fees do I need to be aware of when renting a home?
At Modera LoSo, the minimum deposit is $300 and varies by home . One-time fees include a $250 administration fee and a $75 application fee. There is also a $60 monthly internet fee. Our pet fee is $300 per pet, and there is a monthly pet rent of $25.
Do you accept Section 8 vouchers?
We do not accept Section 8 vouchers at this time.
How do I pay rent?
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

When is rent due each month at Modera LoSo in Charlotte?
Rent is due on the first of each month, with a grace period extending through the fifth day of each month. Late fees will begin on the sixth day of each month.
Can the apartment homes at Modera LoSo in NC be sublet or listed on short-term rental platforms like Airbnb or VRBO?
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
